Signs Your PGT Window Installation Is Failing

• Water intrusion at the sill corner. In Fort Lauderdale, this usually traces to failed end-dam sealant on the sill pan or weep holes blocked by salt and insect debris. The water follows the rough opening framing and appears as staining on drywall or baseboard, often six to twelve inches from the window itself.
• Operational binding or sash drop. The PGT balance system relies on precise frame squareness; installation settlement or original shimming failure lets the frame rack. The sash then drags on the sill track or won’t stay open without prop.

• Condensation between panes on impact units. Indicates seal breach in the insulated glass unit, but the installation may be contributory if the frame was twisted during original setting, stressing the glass edge seal.
• Wind noise or visible frame movement during storms. The installation fasteners may have been under-length, missed structural framing, or corroded in the salt environment. This is the failure mode that concerns us most; it means the window may not perform to its design pressure if tested again.

The range driver is almost always the condition of the existing rough opening. A 2016 PGT Winguard in a Las Olas Isles home with intact stucco and sound framing sits at the lower end. The same unit in a 1980s Rio Vista frame with rotted sill plate, termite damage, and three layers of previous caulk requires full reframing and lands higher. DIY or Call Us?

An owner can safely check three things: whether weep holes are clear, whether the sash operates smoothly when the lock is disengaged, and whether visible sealant gaps have appeared. Use a putty knife gently; do not force the sash if it binds.

Where DIY goes wrong is in the removal and reset. PGT impact units weigh 8-14 pounds per square foot of glass. A standard 36″ x 60″ single-hung exceeds 120 pounds. The frame must be supported during extraction or it will distort; the replacement must be leveled to 1/8″ in 36″ or the sash will rack. Most critically, the flashing integration with the weather-resistive barrier must maintain continuity; a gap here channels water directly into the wall cavity, and the damage may not appear for two rainy seasons.
